How cool with AC unit

I'm getting ready to build a fermentation chamber, I have at my disposal, a minifridge or a window AC unit to use as the chiller. Is there an advantage to using either? Disadvantages to either? Can the AC unit get the chamber as cold as a mini fridge if I want to do lagers in there? TIA
