It is a foreclosure and in great shape even has a shop that can become a man cave with running water. I was so stressed that I had to do something so I brewed a Nebraska Red tonight I was adding hops down to the second and taking temps way too often. I colded the wort really fast and waited to 58 before adding the yeast. My stress OCD made sanitation over the top. When I managed to get the wort into the carboy the head from my aeration nearly ran out the top and within 50 minutes I have a little activity in the blow off tube. I really want that house!!! I should go to bed but I have the stuff for another brew if I can't sleep....

That's what a wise man told me when buying a house...told it to my wife like a thousand times tho..
Soo glad that we are done looking at houses.....

I'm in the same boat as you. I'm currently trying to buy my first house and I'm not having much luck. The first house I threw an offer out on, some guy turned around and matched my offer in cash. That's pretty hard to beat. I've found a few others I'm interested in, I just hope I can get one of these. But anyway, good luck to you on getting your hands on your investment.
 
buying a house is the worst thing to do ever,,, so damn stressfull, if you dont have one get a scanner/coppier/fax machine
 
Good Luck! Don't worry if this one doesn't work out for some reason, that only means the right one is still out there waiting for you. We actively looked at houses for over a year before we found one. Then it fell through, but we ended up with a MUCH better property in the end.
It's only as stressful as you make it, though. As long as you have your financing lined up, enjoy the shopping.
God, I love looking at houses. Must be my nosey nature.
 
My wife and I looked at houses for over a year before we finally found one we both fell in love with. We looked at probably 20 houses over a year, most of them needed a lot of work and renovations just to move in, but it was within the price range we could afford. Finally, our realtor, just to prove a point, brought us to a home about 40k above our price range to show us that we either needed to accept the fact we had to pay a lower price and plan on renovating a while before we moved in, or cough up the extra money and get into a home that was ready to move in. Long story short, we instantly fell in love with the more expensive home our realtor showed us, we offered 60k under asking since the home was on the market for 2 years and nobody had even made an offer on it--the owner was asking way too much in comparison to the market at the time. After some negotiations back and forth, we got the home we fell in love with for less than any of the cheaper homes we looked at that needed significant work. Sometimes you get lucky I guess.

I love looking at homes too, especially older ones because you get to see some of the most interesting construction what people did to fix things over the years. I never dreaded looking at homes, it was always something new. The worst part I thought was after negotiating the price/contract and the waiting game from the bank and underwriters to get their work done. The seller had one stipulation when we went under contract, that we closed 2 weeks from the day we went under contract. That was an intense two weeks waiting for the bank to get things in line.

Once piece of advise I would give is if you haven't already been pre-approved through a bank, do it. Also, my experience has been a lot better though a local, small bank over a large one. Local banks tend to keep their mortgages instead of selling them off to make a few $$, and they customer services was significantly better than the large banks in our area. And, if you can afford it and your bank offers it, consider doing a bi-weekly mortgage. My wife and I went with a 30 year mortgage, but by paying bi-weekly instead of monthly, the interest was .25% less (which makes a difference over that period of time) and we end up making 1 extra monthly payment a year which means our 30 year loan is actually now a 24 year loan without doing anything.
 
There are some really good opportunities out there. I bought a second home three years ago. Twenty acres, trout stream you can hear running from the deck. Bought it for a song.

Now am trying to sell my first home. Was 199K, then 175K. Just put about 5K into it and will sell for less than 155K

It is stressful whether buying or selling.
 
Try selling a house while buying one...and then having it sell after 7 days before you've even looked at the new houses!

Somehow I pulled it off though and had a week to move before the new owners closed, despite FHA wanting paint on the old siding and electrical issues we finally split down the middle.

Making extra payments on the principle is nice too. I pay the mortgage, SWMBO pays an extra c-note on the principle so we end up making more than one full payment on the actual loan amount per year, which will result in less interest paid and early loan payoff too.
 
Our house has been listed for 21 days now. We have had at least 25 couples look at it. We have another couple coming today. No offers yet. We are planning to start looking for our new house this weekend. Stressful is not even a good description for the amount of anxiety I have.

A few people have asked our realtor if the kegerator is included. I told him sure, if it sweetens the deal, but then told the wife I will need to build a new one immediately.
