There is The Formula
Formula
(OG - FG) X 131 = ABV

The yeast I have bought is said to ferment to .994. Am I to insert .994 as FG ?? How can it be under 1.000 which is level for pure water???

I like to end up with 12%

As you state pure water has a specific gravity of 1.000. There are many liquids (alcohol being one) that have a SG that are less than the 1. That being said it should be very possible to get the FG below 1 if you can produce enough alcohol. I personally have no direct experience doing this but seems possible.
