I agree, if you go in without a game plan you are doomed to fail. It's all about location and marketing to what the masses like to drink. Even if the beer was crappy you can usually make up for that with the food, but a microwave kitchen is not going to cut it.

If it's profitable why sell it? There is too much left to doubt. I was born and raised in Michigan with the economie the way it is it could be a sink hole. I would move all the equipment to the lower part of the state and hope for the best.

Counter flow wort chiller is the way to go. I build a 50 ft counter flow wort chiller and I'm able to take 10 gallons of wort from 212 F to 60 F in 10 minutes. I used the DYI section and YouTube in order to build the device. Best way to cool wort I've found to date.

What you have to take into consideration is ambient temperature is not the same as ground temperature. It will take several weeks if not months of continuous low temperatures for the internal ground temperatures to drop where your tap water will be cold, unless your water supply is spring fed...
