    I never buy DME for starters. When i am brewing i always get at least 1 liter of extra 1.040 wort from the grain bag (or up to 15 liters from Imperial Stouts). Then i freeze it soda bottles and use for starters.

    If the pH and temperature are in the right intervals you can't extract tannins, it's not possible. I would go with the sparging method and watch closely the runoff gravity. Don't know how to calculate the needed water to add.
