Flex seal on keezer

I am having condensation issues in my keezer. So I recently ordered an eva dry 1100 and whole thinking of making the keezer more air tight I thought after I get my new holes drilled ext. I'm thinking of coating the collar with flex seal to seal it tight anyone have any thoughts?
 
I just did a similar thing to seal the holes I made in the collar. I ended up using the flexible weather sealing strip I got from Lowes.

It's a non hardening, flexible, clay type material, seals and works great.

Are you using this around the lid seal th ats my other problem is the lid does not seal tight without weight
 
I'm not, as my lid has some decent weight to it with the tile top, so I'm just using the stock sealer at the moment. It may change though, slowly getting the airtight seal all around takes some time.
