I got a half used bag of Bbrite cleanser with mine and it smells kinda sodaish maybe just the acidity of the solution smells like soda to us since phosphoric acid in most commercial sodas. and like was mentioned before if a soak doesn't fix it changing the gaskets will.
Sure, there are many of ways. Use dextrins(unfermentable sugars), lactose, steep some flaked oatmeal, or if you are doing a pertial mash use higher temps like skin pig laid out which will make your wort slightly less fermentable. .
Sounds like a cool take on Kolsch I just brewed a regular Kolsch and had to fight off the urge to make it imperial, because I wanted to get to know the yeast.
In Washington as in most states you need a building that is licensed commercial that meets regs i.e. no grain explosions due to the mill being too close to brew rigs and such. I would advise if you are in that area to try and find something zoned commercial in like Roy or somewhere cheap...
