Question about kit instructions - attenuation

Lets say I have a kit that says my OG should be 1.062

And my FG should be 1.012

The yeast is Wyeast American Ale 1056 which has an attenuation of 73-77%

Is 1.012 actually possible?? Wouldn't 1.012 be about 81%? Or are attenuation numbers variable and can be modified with cooler mashes and so forth.

Yes, attenuation depends on how fermentable a wort you make. I've hit 85% by mashing around 150F.
