Have you had any problems with air bubbles (in the heat exchanger mainly)?
I may try this, would your heater fit under the cooler?

Don't forget, the EMT will rust.
PVC would be an alt.
Find your leak, it doesn't seem like a big deal without the fan, but it still leaks dollars.

I will adjust my flame after hot break to the lowest boil and see how it turns out.
