My main problem
a) We are not being compensated nearly enough. Well actually I'm not sure because nothing is specified! "My assistance" could mean she holds the door open while I carry my crap out. It doesn't even say monetary assistance.
b) she should be paying a penalty for breaking the lease. We can't break the lease the way it stands. Almost all my other leases included a clause for 1-2 months penalty and continuing to pay until it is rented. So I believe a penalty is fair.
c) she would have to give more then 30 days notice. Once again, 60 days notice is typical of every lease I have signed previously.
c) there a ton of "what-if" situations that are not addressed.
What if it closes on the 16th of the month or some equally random day?
What if the closing is delayed or doesn't go through but you already gave us notice? According to this, I would have to stay because the house would not go through closing regardless of if I found housing elsewhere.
She keeps saying every email that there's a better deal for us to rent somewhere else. I say show it to me. There is nothing within the city that is comparable to where we live and in the comparable condition, size and price range. I know we could move to the suburbs and save some cash and get a bigger place but I'm not willing to do that yet. We've never gotten the chance to live in the city so when my husband got this new job I promised we would at least for a few years. We just spent 5 years of torture in the burbs we can't go back so soon.

The best thing to do is to not just say no I'm not signing that and do nothing else, but to actually tell her what you want. Rewrite the addendum to something you would sign (plus some nice to haves that you can let her "negotiate" out and feel like she's winning

). That way you are progressing towards a final decision and not just back to square #1.
Tell her what compensation you want and get her signed agreement on it,
Tell her what lease termination terms you want, i.e. the lease terminates on the first on the month following settlement
Tell her/make it that as soon as she gives notice the addendum is in force and you will be moving out on X date and she will do what she has agreed to do irrespective if the future buyer pulls out
